Learn how Rose Paving manages properties for clients with multiple sites

At Rose Paving we have more than four decades of experience managing portfolios with multiple sites in diverse locations, so we know that scheduling pavement repair and upkeep for property managers is no small feat. Organizing simultaneous projects in distant locations, balancing one budget across multiple properties, anticipating service needs in several, diverse climates—these are just some of the challenges that multisite managers have to contend with every day. As an experienced paving provider with national reach, we have economies of scale and industry acumen on our side to put to work for our clients. See how our expertise shines in these recent projects for our clients who manage sites in multiple locations.

Communication Gets the Job Done

If you manage multiple properties, you know that managing multiple service providers on top of that can often leave you with more work instead of less. That’s why in addition to top notch service and quality maintenance work, we also guarantee your peace of mind. Recently, a national logistics company tasked Rose Paving with performing preventative maintenance on one of its sorting center parking lots. Two buildings on the property shared the parking lot—the second housed a national online retailer—and both were at full capacity. To make things easier for our client, we divided the project into 8 phases so that we could complete one without suspending their operations. Our single point of contact coordinated with both the client and the tenant to execute the necessary maintenance on both their timelines, and our crews followed best practices for paving industrial buildings to extend the life of their lot by working quickly, strategically and safely.

Earning Our Client’s Trust

It’s important for companies with multiple sites to work with contractors they can trust to deliver what they promised. When a national property and HOA management company hired us to complete over 45,000 square feet of asphalt removal and replacement, they shared their frustrations that the previous contractor they worked with hadn’t completed the job to their specifications and standards. They were understandably anxious about giving another team a shot, so the HOA’s board of directors opted to stay closely involved in the project, requesting frequent updates and maintaining constant contact with our project manager as we increased the scope of work. When the Board hired Geotech to take core samples after the project, they found that we had installed more than the promised 4 inches throughout the association property, and said we helped restore their faith in contractors.

Fixing Workplace Hazards on Short Notice

When a safety hazard appears on one of your location’s parking lots, it shouldn’t derail your operations. A longstanding relationship with a national provider like Rose Paving means having a crew of skilled technicians available to come to the rescue on short notice. Recently, our Illinois crew was called in to fix deteriorating asphalt that was impeding deliveries to a busy retail location. Drawing on our experience working with this client in the past, we knew how to schedule our work around their peak hours and delivery times to perform the asphalt mill and overlay without delaying operations. After identifying their window of opportunity, our skilled crewmembers jumped in, removed and replaced the damaged asphalt, and made sure the store’s back lane was safe for use again.
