7 Terms to Know When Managing an HOA

As the manager of a homeowner’s association (HOA), the upkeep of the property becomes a personal matter. With so many people to answer to, not to mention an operating budget to maintain, thinking ahead about maintaining the property is essential. Here are seven terms to keep in mind about maintaining the concrete and pavement for an HOA.

1. Asphalt Paving

Asphalt is extremely durable, but over time its surface and structural integrity will eventually weaken. From roadways and parking lots to sports surfaces and walking trails, having a pavement maintenance plan in place that encompasses all the paved surfaces in your HOA will save you both time and money.

2. Cracksealing

Asphalt is a durable material, but exposure to the elements can cause it to deteriorate over time. One of the first signs of deterioration is the formation of cracks. These can allow water to penetrate the surface of your asphalt, causing more damage and weakening the base. Proper attention to cracks helps keep out dirt, sand, and stone and preserves adjacent pavement.

3. Sealcoating

Sealcoating is a thin, protective layer applied to off-highway pavement surfaces to protect against gasoline, oil, salt, water, and ultraviolet rays. When this dark black sealant is applied, the asphalt looks and wears like new and helps project a positive image. It is one of the most important elements of preventative parking lot maintenance, so should be scheduled every two to three years.

Clean, bright and distinct markings in your parking lot create a great first impression, not to mention making the lot easier for guests and residents to use. Lot marking, like sealcoating, is a simple process that can make a positive impact on your lot’s appearance. A bonus? Planning effectively could create additional parking spaces on your property.

Sports surfacing is a highly-specialized process that turns a concrete slab into a place to shoot hoops, play tennis or enjoy a game of racquetball. If you have a tennis court or similar facilities in your subdivision, schedule regular maintenance to prevent cracking and corrosion.
