The Challenge:

Rose Paving Company helped Benedictine University complete a high-priority project just in time for the "President's Ball."  From the start, the project was behind schedule – the drawings from the engineer were delayed over 1 month.  Rose Paving Company had just two weeks from the time the bid was submitted until the work had to be completed.

The initial bid included:

Location and placement of 3 concrete reverse pitch curb and gutter islands

Removal and replacement of 180 linear feet of curbs in front of the main building

Placement of clean fill and top soil inside the islands

Coordination of our work with the electrical contractor installing the light standards

Locating, saw cutting, and removal of the existing asphalt from 11 sections of deteriorated pavement areas totaling 11,718 square feet

Placement of 6 inches of Bituminous Concrete N50 Binder Course to match existing surface elevations (430 tons)

Locating and removing approximately 36,300 square feet of pavement full depth

Placement and compaction of CA-6 Stone (variable depth) to match existing surface elevations

Placement of tack coat

Placement of variable depth Bituminous Concrete N50 Level Binder (500 tons)

Placement of Prime Coat

Placement of Area Reflective Crack Control (Petromat) 12,000 square yards

Placement of 2 inches of Bituminous Concrete N50 Surface Course (1400 tons)

Lot Striping including 251 stalls, 8 ADA stalls and associated signage

The Solution:

The original budget for the project was established in 2004 prior to a major renovation and addition to the Sports Stadium, which is located adjacent to the parking lot.  The parking lot was used as a staging area for the renovation project and, as a result, the damage to the parking lot was far more significant than normal wear and tear.  The work, as designed by the engineer, included repairs for the additional damage, but the budget had not been revised to reflect the changes.  Rose Paving Company worked with the University and, utilizing the expertise of our in-house engineer, value-engineered the project to bring the costs within budget. 

The revised work included:

Removal and Replacement of 180 linear feet of curbs in front of the main building

Coordination of our work with the electrical contractor installing the light standards

Locating, saw cutting and removal of the existing asphalt from 14 sections of deteriorated pavement areas totaling 14,000 square feet

Placement of 6 inches of Bituminous Concrete N50 Binder Course to match existing surface elevations (510 tons)

Placement of tack coat

Placement of variable depth Bituminous Concrete N50 Level Binder (840 tons)

Placement of Prime Coat

Placement of Area Reflective Crack Control (Petromat) 12,000 square yards

Placement of 2 inches of Bituminous Concrete N50 Surface Course (1400 tons)

Lot Striping including 251 stalls, 8 ADA stalls and associated signage

The Results:

Despite some delays with weather, the project was value-engineered and completed one day ahead of schedule with no change-orders issued.
