Overview

As a property or facility manager, juggling numerous tasks simultaneously is common.  But, when it comes to hiring a contractor, it is critical to set aside time to focus solely on the decision process.  Conducting background checks and asking the right questions of contractors helps to ensure that you will select the one that is right for your job every time. 

The “Customer Bill of Rights” is a tool that will help you understand what to look for in a contractor besides a low bid.  This tool will also help you clearly identify your needs and requirements to any contractor.

Unfortunately, there are a growing number of dishonest contractors in many industries today.  In the paving industry alone, many contractors resort to the following dishonest methods to ensure that work is awarded to them:

Quoting unnecessary work

Quoting work that is not cost-effective

Quoting or completing work below the acceptable standards of the industry

Completing work below the agreed upon specifications

Applying inferior materials

Poor workmanship

Remember, it is up to you to make sure that the contractor is actually complying to work specifications. Every contractor will claim they are, however, it is recommended that a company representative closely monitor and inspect all work in progress.
